Phase 2 includes an approximately 26,000 SF single-level tilt-up warehouse building addition . Phase 3 includes an approximately 5,940 SF single-level tilt-up office building addition.

DESCRIPTION:
A complete remodel of a dated restaurant space. The entire exterior of the existing multi-tenant building was refinished and renovated, creating a fresh, beach resort-like atmosphere. The interior was completely redone, including the addition of a two-story ADA lift.

A facade remodel for the Newport Beach Baja Sharkeez which updated the image of the restaurant and added much-needed structural support. The operable glazed wall systems open fully to connect the dining area to Newport Beach's historic pier district.

DESCRIPTION:
Complete transformation of an existing open-air seating area into a state-of-the-art performance venue. A three-story stagehouse includes workout, dressing and staging rooms as well as audio and lighting equipment and controls. The fabric roof structure includes catwalks, stage lighting and sound systems.

Complete renovation of an existing 27,800 square feet 3-story poured-in-place concrete and masonry laboratory building into a classroom building with a new exterior concrete bridge for access.

DESCRIPTION:
A high end restaurant tenant improvement featuring a 1,400 square foot dining room and custom bar. An enhanced entry reveals a suspended glazing system incorporated into the skin of the building to provide an icon to downtown Manhattan Beach. A new roof deck accommodates a residential unit on the 2nd floor.
Stucco, wood, and metal construction with two moment frames to create an open-concept dining and bar design. Designed in collaboration with Gulla Jonsdottir.
